本文目标是通过研究得到关于地铁建设对沿线住宅价格增值的时间效益影响。首先总结了国内关于轨道交通对沿线住宅价格时间效应分析的研究综述;其次通过选取长沙地铁二号线为研究对象,通过大量样本数据收集整理得出了地铁运营前后沿线住宅价格变化情况,并得出了住宅最大增值时间点。由研究发现地铁建设对住宅增值效益是非均衡性的,由中心城区到近郊地区,其增值效益是递增的;地铁对沿线住宅价格影响的时效性存在差异性。
The goal of this paper is to study the time-benefit implications of subway construction on the appreciation of housing prices along the route. First of all, this paper summarizes the domestic research on the time effect of rail transit on the housing prices along the line. Secondly, through the selection of Changsha Metro Line 2 as the research object, through the collection of a large amount of sample data, we can get the changes of residential prices along the subway lines before and after the operation Out of residential maximum value-added time. From the study, it is found that the metro construction has unbalanced value-added benefits for residential buildings. From the central urban area to the suburbs, the added value benefits are increasing. The timeliness of the impact of the subway on housing prices along the line is different.
