根据房地产研究所的统计,2011年上半年,黑龙江省房地产开发商取得了8块楼盘开发用地。7月上半月的供应量和去年同期相比降低30%,而成交量也环比下降5%。市场人士认为,由于国家对房地产市场的各种调控政策,只有少数开发商拿到地皮开发权,也就是说只是其中一部分地皮会被开发为新楼盘流入市场。再加上近期国家出台的“二三线城市限购”的条例,对房地产市场更是产生了不小的影响。
