房地产在我国属于基础性产业,在国民经济发展中处于先导性地位,但房地产也是一个高投入、高风险、高回报的行业,像近年来次贷危机余波的影响,投资环境恶化,通货膨胀的不稳定性,汇率变动的频繁性,更是提高了房地产行业的风险,因此,加大对房地产项目风险的管理,采用有力的应对风险的措施具有重要的理论意义和现实意义。
