我国的公租房建设遇到的最主要问题就是融资困难,政府用于保障房的投资额远远不及保障房建设的资金缺口。在政府大力推行PPP模式的背景下,构建一个合理有效的公租房融资体系,为社会资本提供新的融资渠道,是公租房持久建设运营的保证。本文通过以公租房建设中契约型REITs融资模式为例,分析融资体系中的资金循环性,通过对融资体系的关键资金流动力因素以及牵引机制的分析,对我国的公租房REITs融资提出相关的建议。
The most important problem encountered in the construction of public rental housing in our country is the difficulty of financing. The amount of government investment in social security housing is far less than the funding gap for social housing construction.
