2016年中央经济工作会议提出将房地产去库存作为经济转型五大任务之一。2015年底,商品房待售面积达71852平方米,相当于720万套住存,现房去化周期长达23个月,创历史新高,难度极大。且房产市场呈两局分化态势,一、二线城市去化快,房价不同程度上涨;而三四线城市价格相对稳定、去化周期长,情况不容乐观,所以解决三四线城市的库存房是使经济平稳运行的重中之重。本文以安徽省蚌埠市区为例得出三四线城市有效去库存措施。

This paper takes Bengbu City of Anhui Province as an example to get effective stock removal measures in the third and fourth tier cities.
